Building Commissioning


As is stated in WBDG (Whole Building Design Guide) the Building Commissioning is a rapidly growing professional practice that is being embraced by public and private organizations because buildings that are delivered according to the owner’s intent, typically have fewer change orders, tend to be more energy efficient, and have lower operation and maintenance cost.

We think, that project delivery team, after determining the critical project goals and requirements, have to create the Commissioning Plan, including:
=> General Information on the Project.
=> Overview and Scope of the Project Commissioning.
=> Listing of Equipment and Systems to be Commissioned.
=> Commissioning items, such as: Protocols and Communications; Process, including Team Responsibilities; Schedule; as well as Full Documentation.
=> Appendices, such as: Testing and Inspection Plans; Inspection, Functional and Performance Test Procedures; Construction Checklists; Performance Testing Procedures and forms; Issues Logs.

So, the complex process should consider a whole quality assurance process of building, which could be tailored to particular project needs and/or requirements. Nevertheless, it´s requires always comprehensive definition of performance expectations, strict planning and execution schedule, thorough testing methods, adequateness of staff training, and complete documentation.
